About Stamp Duty Land Tax

Stamp Duty Land Tax (SDLT) is a tax paid when you buy property or land in England and Northern Ireland over a certain price. The amount you pay depends on the purchase price and your circumstances.

Current Rates (from April 2025)
  • Standard rates: 0% up to £125,000, then 2% to £250,000, 5% to £925,000, 10% to £1.5m, 12% above
  • First-time buyers: 0% up to £300,000, 5% to £500,000 (relief lost above £500k)
  • Additional properties: +5% surcharge on all bands
  • Non-UK residents: +2% surcharge on all bands
Who Pays Stamp Duty?

You must pay SDLT if you buy a property or land over a certain price in England and Northern Ireland. The threshold depends on whether the land is residential, non-residential, or mixed use.

When Do You Pay?

You must send an SDLT return to HMRC and pay the tax within 14 days of completion. Your solicitor or conveyancer usually handles this for you as part of the property purchase.
